Project Overview

Cozzini Bros. partnered with Blue Water Builders to transform a 24,000 SF facility into a highly specialized knife sharpening and processing operation with a new build-to-suit office environment. The project combined a complete office reconstruction with extensive mechanical, electrical, and plumbing infrastructure designed around Cozzini’s specialized production process.

Project Highlights

• Complete demolition and reconstruction of the existing office area to create a new build-to-suit office suite, restrooms, repair areas, and support spaces.

• Extensive production infrastructure to support Cozzini’s conveyor-based knife sharpening operation, including approximately 77 power and conduit circuits serving conveyors and specialized equipment.

• Custom trench drain and sump system incorporating magnetic filtration to capture metal shavings before process wastewater is discharged.

• Large-scale water softening and distribution systems installed to meet the specific requirements of the sharpening process.

• Significant HVAC upgrades including three new rooftop units, relocation of two existing units, and five exhaust fans with specialty stainless-steel flue piping designed to handle hot steam exhaust from production.

• Comprehensive electrical upgrades including five new electrical panels, three new transformers, and distribution throughout the production and office areas.

• Warehouse improvements including a durable epoxy flooring system, production racking, fire protection modifications, equipment protection, and supporting infrastructure.

The completed facility integrates a high-volume production operation with the complex infrastructure required to support Cozzini’s specialized sharpening process. Through close coordination of mechanical, electrical, plumbing, and production systems, Blue Water Builders delivered a facility designed around the client's equipment and workflow while creating a modern office environment to support its team and continued growth.
