Frunchroom Collective partnered with Blue Water Builders to transform three existing retail storefronts into a one-of-a-kind destination coffee shop that blends community, wellness, and nostalgia into a thoughtfully designed space. The approximately 4,000 SF renovation consolidated three separate units into a single cohesive environment, creating the flagship location for a first-time business owner. Completed in January 2026, the project balanced an aggressive schedule, Lake County Health Department requirements, budget, and quality to bring the client's vision to life.

Project Highlights

• Complete demolition and reconfiguration of three existing storefronts into a single 4,000 SF coffee shop.

• New storefront system featuring an upgraded entrance, vestibule, and exterior improvements that create a welcoming customer experience.

• Premium interior finishes including polished concrete flooring, custom millwork, decorative tile and brickwork, wall coverings, and expansive glazing.

• Extensive coordination of all construction trades while managing inspections and maintaining close collaboration with the Village of Libertyville and Lake County Health Department throughout the project.

• Seamless integration with multiple owner-directed vendors, including security, audiovisual, coffee equipment installation, and additional specialty systems to ensure a coordinated project delivery.

• Careful planning and execution of complex building systems while maintaining schedule, budget, and the highest standards of craftsmanship.

The completed Frunchroom Collective is more than a coffee shop. It is an immersive gathering space inspired by the warmth of a traditional "frunchroom." The design thoughtfully intertwines sports memorabilia, wellness and yoga elements, and the nostalgic character of the 1960's and 1970's to create an experience unlike any other. Blue Water Builders worked closely with the ownership team to transform a unique vision into a welcoming, community-focused destination where exceptional craftsmanship and attention to detail are evident throughout every space.
