Project Overview

Hydac partnered with Blue Water Builders to consolidate and relocate their operations into a single 103,000 SF facility in Schaumburg, IL. Previously spread across multiple buildings, Hydac sought to bring all operations under one roof in a newly acquired space. The multi-phase project encompassed strategic demolition, full office and warehouse buildout, civil site work, and specialty systems installations transforming a vacant shell into a fully operational production and distribution facility.

Project Highlights

·       Strategic demolition and construction of demising walls (both framed and masonry) to separate and organize distinct areas of Hydac's operations.

·       Full framing and drywall buildout of new office areas and warehouse production spaces, including temperature control solutions for large production areas.

·       Removal of the existing loading dock and construction of a new depressed three-dock configuration to improve shipping and receiving efficiency.

·       Addition of a 7,800 SF metal building adjacent to the new loading docks.

·       Civil scope including an MWRD-required retention pond with underground piping and grading to manage on-site stormwater prior to storm sewer discharge.

·       Installation of a new ESFR sprinkler system including all piping, a fire pump, and dedicated electrical service to meet Hydac's racking requirements.

·       Epoxy flooring throughout production areas to protect sensitive equipment and product.

·       Electrical distribution and specialty electrical installations to support sensitive testing equipment.

This project required a high level of coordination across multiple design and engineering partners—Designhaus, Pease Borst, MGH Consulting, and Spaceco—as well as subcontractors managed directly by Hydac for select scopes. Blue Water conducted multiple rounds of value engineering to identify meaningful cost savings between the original design and the client's actual operational needs. Our team also played an active role in coordinating Hydac's physical move from their previous facility into the new space, minimizing disruption to production throughout the transition. This project reflects Blue Water's ability to manage complex, multi-disciplinary consolidations delivering a facility that is purpose-built for how a client actually works.
