Since 2021, Blue Water Builders has partnered with Magnetic Inspection Laboratory (MIL) on more than 10 projects supporting the company’s continued growth and evolving operational needs.

What began as an individual project has developed into a trusted, ongoing relationship spanning multiple facilities and increasingly complex scopes of work. Through a design-build approach, active preconstruction involvement, and open communication at every level of the organization, Blue Water works closely with MIL to maintain budget expectations, meet demanding schedules, and minimize disruption to ongoing operations.

That commitment remains the same regardless of project size. From a small maintenance project to a multimillion-dollar production buildout, Blue Water brings the same level of responsiveness, attention to detail, and accountability to every assignment.

As MIL has expanded, its facilities have needed to support highly specialized industrial processes while remaining adaptable to future growth. Blue Water’s role extends well beyond construction execution.

By becoming familiar with MIL’s facilities, operations, standards, and long-term objectives, our team is able to provide continuity from one project to the next. Early conceptual estimating and value engineering help establish realistic budgets, while repeatable scopes, finishes, and scheduling strategies create greater predictability as new projects move forward.

A Diverse Portfolio of Specialized Work

Blue Water has delivered a broad portfolio of industrial and commercial construction for MIL, ranging from offices and façade improvements to technically complex production environments.

Major work completed across MIL facilities includes three steel mezzanine installations incorporating office, storage, and demasking spaces; specialized production buildouts supporting welding, jib crane systems, penetrant line testing, inspection, and demagnetization operations; and complete MEP distribution required to support those processes.

Blue Water has also coordinated the implementation of EPA-compliant Regenerative Thermal Oxidizer (RTO) systems at two facilities. These systems support the safe destruction of Volatile Organic Compounds (VOCs) and Hazardous Air Pollutants (HAPs) generated by MIL’s operations.

Additional work has included full office buildouts at three locations, paint booth installation coordination, specialized ventilation and environmental-control systems, and two 6B façade improvement projects.

Coordination of an RTO installation; six-bank paint booth installation; new air-conditioning and humidity-control systems; explosion-proof life-safety devices; and an RTO ventilation project incorporating exhaust fans and intake hoods to better regulate room and building temperatures.

Complete office and production-area buildouts tailored to MIL’s location-specific operations, including welding areas, penetrant lines, and inspection booths, as well as a 6B façade renovation.
