Project Details

Shummi partnered with Blue Water Builders on a multi-phase transformation of its 17,350 SF facility, beginning with a complete interior redevelopment and followed by a comprehensive façade renovation and site improvements. The project created a highly specialized manufacturing environment alongside Class A office space, while modernizing the exterior to reflect the quality of the operations within.

Project Highlights

  • Complete interior demolition and buildout, transforming the existing space into 13,050 SF of production space and 4,300 SF of Class A office space.

  • Specialized production environment designed to accommodate twelve self-contained injection molding and packaging machines, with fully conditioned and humidity-controlled space, epoxy flooring, and finished walls and ceilings.

  • Major infrastructure upgrades including a new 2,000-amp, 480V electrical service, along with chilled water and compressed air systems distributed to each machine location.

  • Class A office buildout featuring private offices, conference rooms, open work areas, a break room, dedicated quality control room, custom paint, wall coverings, and decorative acoustical treatments.

  • Exterior transformation featuring a new storefront glazing system, aluminum composite material (ACM) panels, and a refreshed painted-brick façade.

  • Site improvements including new underground piping, earthwork and grading for water detention, and full asphalt replacement of the parking area.

The completed facility seamlessly integrates Shummi’s advanced manufacturing requirements with a polished office environment and modern exterior. By partnering with Shummi across multiple phases, Blue Water Builders was able to deliver a cohesive transformation from the inside out creating a facility designed to support both current operations and future growth.
