Project Overview

Frost Investments partnered with Blue Water Builders to transform a former catering facility at 520 Lively Blvd in Elk Grove Village into a fully operational 14,000 SF vegan food processing facility with office space. Delivered as a Design-Build project, the scope included full demolition of the existing catering operation and office area, followed by construction of a purpose-built processing environment designed to support commercial-scale baking, packaging, and cold storage operations.

Project Highlights

• Construction of a new 3,500 SF office area and 450 SF freezer, plus repair and integration of the existing walk-in refrigerator.

• Installation of commercial ovens with hoods, cookie baking conveyors, and packaging conveyor systems.

• New epoxy flooring with grit and rat run throughout the processing floor, along with a dedicated washdown and dishwashing room.

• Modified storefront system with a new door and vestibule entry, plus a new ComEd electrical service to the building.

• Coordination of all trades, equipment procurement, manufacturer startups, and racking and storage installation.

As a California-based ownership group, Frost Investments relied heavily on Blue Water's Design-Build expertise to guide the project from concept through completion. Our team collaborated directly with ownership on equipment selection, processing floor layout, and workflow design ensuring the facility functioned efficiently from day one. Close coordination with equipment manufacturers during startup and a new electrical service installation added complexity that our team managed seamlessly. This project reflects Blue Water's ability to deliver specialized, design-driven facilities that go well beyond standard construction serving as a true partner to clients navigating an unfamiliar market.
