Setna iO partnered with Blue Water Builders to transform a dated industrial facility into a cutting-edge headquarters tailored for both functionality and design excellence. The 200,000 SF building underwent a full gut renovation, highlighted by the construction of 30,000 SF of high-end office space and was completed in September 2024.

Project Highlights

• Extensive warehouse upgrades: concrete floor grind and polish, new lighting and paint, electrical distribution, equipment racking, and a new drive-in door.

• Exterior enhancements featured a repainted façade, new entryway, and a landscaped outdoor area complete with a pergola and dining space for employees.

• A custom enclosure housing a 5,000-gallon saltwater shark tank, requiring specialty materials and finishes to withstand variable humidity levels, sound control, and the demands of advanced filtration systems. 

• A premium kitchen, break room, and co-working/lounge areas designed with finishes that rival top-tier hospitality and residential spaces.

The office portion reflects Setna iO’s forward-thinking culture and Blue Water Builder’s ability to make any client’s dream a reality.  In addition to setting the tone with a custom shark tank, the project included a luxury-grade gym with locker and shower facilities designed for acoustic separation from adjacent workspaces, a stunning two-story lobby with a customized entry door, decorative millwork, and integrated lighting for a striking first impression.
